Where Flashing Fails (And Why)

Flashing is the metal that seals every place the roof meets something else: a chimney, a wall, a vent, a valley, a skylight. It's almost always where the leak is. Failure modes:

Sealant dries out after 10 to 15 years and cracks.
Metal corrodes at the laps and pinhole leaks form.
Settling movement pulls the flashing away from the structure.
Poor original install (most common on track-builder homes from the 90s and 00s).

Section 02

Chimney, Valley, Sidewall, Skylight Flashing

Chimney flashing is step flashing on the sides + counter flashing on the chimney itself. Both have to be right.
Valley flashing sees the most water of any spot on the roof. We replace it with W-style metal valley.
Sidewall flashing is where a roof slope meets a wall. Step flashing with counter on the siding.
Skylight flashing is its own animal. We can re-flash or replace the whole unit.
