Why Tile Roofs Fail in Arizona (and It's Not the Tile)

Concrete and clay tiles can outlast the house. The real waterproof layer is the underlayment under the tile, and that layer has a fixed life in the Prescott climate.

What kills it:


  • UV degradation through tile gaps. Tile blocks most of the sun, but enough gets through at the laps to oxidize standard 30-pound felt in 15 to 20 years.

  • Attic heat. Summer attic temps hit 150-160°F in Prescott. Felt becomes brittle, loses oil, cracks at every fastener.

  • Tile traffic. HVAC techs, painters, satellite installers walking the tile crack the underlayment underneath even when the tile itself looks fine from the ground.

  • Wind-driven monsoon rain. Once the underlayment is brittle, the next monsoon drives water through the cracks straight to your decking.

The fix is not new tile. The fix is new underlayment. That is a re-felt.

How a Re-Felt Works (And Why Most Roofers Avoid It)

A tile re-felt is more labor-intensive than a shingle replacement. Most roofers steer customers toward a full tile replacement because it pays more. We do the re-felt right because in most Prescott cases, the existing tile is still fine. Here is the process:

1. Numbered tile lift. We section the roof, photograph each section, and lift tile in zones so the pattern goes back the same way.
2. Stage on the roof. Tiles get stacked and tarped on the roof, not on the ground. Less breakage, faster reset.
3. Strip underlayment to the deck. Every staple, every fragment.
4. Inspect every sheet of decking. Rotten sheets get replaced before underlayment goes down. If we don't, the new underlayment fails early at the soft spots.
5. Install high-temp synthetic underlayment. We use synthetic underlayment rated for tile applications (150°F+ continuous). It outlasts 30-pound felt by 2 to 3x.
6. Replace failed flashings. Valley, sidewall, chimney, and pipe penetration flashings get replaced if they show wear. Cheaper to do it now than later.
7. Reset tile. Original pattern. Color-matched replacements for any cracked tiles. Fresh fasteners.
8. Cleanup. Magnet sweep of the driveway and yard. Photo set delivered to you.

Tile Brands and Underlayments We Work With

We've installed underlayment under Eagle Roofing concrete tile, Boral clay tile, US Tile clay, and the older MonierLifetile concrete tile that's on a lot of 90s and early-2000s Prescott homes.

Underlayment we use:


  • GAF TigerPaw for standard tile re-felts. Synthetic, 25+ year life expectancy.

  • Polyglass Polystick TU Plus for low-slope sections and valleys. Self-adhering, peel-and-stick, high-temp rated.

  • Ice and water shield at eaves and valleys per Yavapai County code.

We can also work with whatever your tile manufacturer's warranty specifies if you still have the paperwork.

Re-felt is the right call when:


  • Tile is structurally sound (no widespread cracking)

  • Color is still acceptable from the curb

  • You like the tile profile

  • Budget matters (re-felt runs significantly less than full replacement)

Full tile replacement is the right call when:


  • Tile is widely cracked or has significant chipping

  • The tile profile is dated and you want a new look

  • You want a different color

  • The existing tile is unusual and replacement stock is impossible to match

Will my tile look different after the re-felt?

No. Same tile, same color, same pattern. We can color-match any tile we have to replace.

Can you do it during monsoon season?

We schedule around storms. We never leave a roof open overnight if rain is on the way. Roof gets tarped at the end of every day.

How long until I need another one?

With the synthetic underlayment we install, 25 to 30 years before the next re-felt is due.

Do you offer a payment plan?

Can you re-felt only part of the roof?

Yes if there's a clear isolation point (a hip or valley separation). But the underlayment usually fails across the whole roof at the same time. A partial re-felt often becomes a full one within two years.

What if I have a tile manufacturer warranty?

Bring the paperwork. We can install per manufacturer spec to keep the warranty intact.
