The tile blocks most of the rain. But the actual waterproof layer is the felt or synthetic underlayment underneath. In Prescott, that layer takes 20 to 25 years before the Arizona sun cooks it dry and it starts to crack. Once it cracks, water gets to your decking and your attic.
The tile itself can last 50 to 100 years. The underlayment can't. A re-felt resets the clock.

Cracked, chipped, or wind-blown tiles let water get past the tile field. We replace them with color-matched stock and reseat them so the field stays watertight. If we can't match new tile to your faded ones, we'll pull replacements from a less-visible slope so the front of the house looks right.

Re-felts depend on roof size, slope, and tile condition. Most run several days. You get a flat written number before we start, plus drone photos of the roof we're working from.
